Does a Show Home help to sell property?
New build developers
House builders across the Country style show homes to help sell a development. Some locations are so sought after they will sell quickly and sell off plan, before the first bricks go down. Why then, do large new build developers create a few properties at the entrance to the site and set them aside for show homes, dressed to the hilt with the latest on-trend interiors?
These large building companies have a tried and tested system. They’ve tested the property market and know what works. When the new homes are built they are plain, empty – yes just as the term describes – ‘new builds’ with white walls, white skirting boards and large areas of emptiness just waiting to be filled by ready and willing buyers. The buyer can create whatever style they wish within their new home; once they get the keys.
However, before the purchase, there is a long way to go from interest-to-buy before committing to buy with a signature and deposit payment. Interested buyers come and go, look at plans, look at various property locations, consider where they want to live – and most importantly consider the competition, the other house builders and property on the market, new and old. House buyers want to know they are getting the house of their dreams as well as the best deal. They want to be persuaded that this is the home for them.
Aspirational lifestyle appeal and a show home
A show home, or a number of show homes, for a new build development, create a lived in look, wow factor and lifestyle appeal that send out subliminal messages to home-buyers as they walk around. Buying a home is a very emotive experience, we buy with our heart as well as our head. How many times have you heard “I wanted the house – it just fell right” or adversely ” The house just didn’t feel right from the minute I stepped in the front door. I knew it wasn’t the house for me, I’ll just keep on looking”.
Buying a home, whether a first time home or a subsequent home, is an important purchase. We need to feel 100% convinced that it will be the correct decision. Buying a home involves a large financial commitment and we invest our time in the process of purchase, moving in and making a home for ourselves.
The show home has a huge effect on buyers to visualise a home and feel that the house will be for them; the wonderful first home or the next step up the property ladder. They need to see aspirational lifestyle appeal, the home of their dreams where they can move in, relax and enjoy the very best Homelife. Empty property with bare walls and floors just don’t have that effect. The show homes on the site, so beautifully styled with amazing furnishings, accessories, rugs, lighting, art work and window dressing are easily the fastest property to secure buyers. Show home buyers often buy at a premium to secure the property with contents in situ, ready to move into.
Show homes and Home Staging sell property faster for more
Large developers and builders know that show homes work and they install show homes as a priority. They do this as soon as possible after planning permission is granted. Their waiting lists for houses are testament to the practise they have of styling show homes and providing buyer support and incentives. Sales staff ensure that buyers have all the information necessary to make a decision to buy, including options for curtains and blinds, carpets and flooring.
Smaller builders and developers perhaps wonder whether a show home cost is worthwhile, when fewer properties are involved. However, the principle of providing buyer appeal, a finished home with on-trend wow factor still applies. Marketing materials showing styled rooms enabling potential buyers to visualise a property as a home and see that each room has a defined purpose. The viewing is even more important to enable the buyer to walk around and see just how well the layout will work for them and where their furniture will fit.
The statistics reveal that a show home – or a staged property home staging service is important for faster sales at an improved selling price. Home Staging sells property faster and for more money. Un-staged property sells for less and more slowly.
A recent UK survey of Estate Agents and property developers by the Home Staging Association UK asked about changes in property value and sales resulting from professional Home Staging Services.
The survey revealed that:
- 100% of Estate Agents surveyed said that Home Staging increased property price.
- 95% of Estate Agents and property developers surveyed said that Home Staged homes sold faster than none-staged homes.
- Property Developers surveyed said that 44% of their property had increased above its value by 10% from using Home Staging services.
- Rightmove property portal says that Home Staged homes secured 8% more than non-staged homes when selling.
When planning a new build or renovating property, it appears that it’s well worth the effort and investment to style a show home or two, and create the aspirational lifestyle appeal that buyers are hoping to see. If you don’t then another developer will, and the buyer may well move on.
